Job Summary:

Happy House Design, a forward-thinking design-build firm specializing in high-performance residential and small-scale commercial projects, seeks an experienced and dynamic Project Manager to join our Design-Build Division. This role will oversee the seamless execution of projects from initial concept through construction completion, ensuring that design integrity, budgetary constraints, and timelines are met. The ideal candidate will be a detail-oriented leader with a deep understanding of architectural design and construction practices and a commitment to delivering high-quality, sustainable projects.

Key Responsibilities:

Project Planning & Coordination:

  • Manage and oversee all phases of the project lifecycle, including planning, design, pre-construction, permitting, procurement, construction, and closeout.
  • Collaborate with architects, designers, engineers, and subcontractors to ensure all project deliverables align with the initial design intent and client vision.
  • Develop and maintain comprehensive project schedules, timelines, and budgets.
  • Client Communication & Management:
  • Serve as the primary point of contact for clients, maintaining proactive and transparent communication throughout the project.
  • Conduct regular client meetings to present project updates, manage expectations, and address concerns.
  • Team Leadership & Coordination:
  • Lead internal project teams, coordinating between design and construction staff to ensure alignment and smooth workflow.
  • Mentor and support junior team members, fostering a collaborative and positive work environment.

Construction Oversight:

  • Conduct regular site visits to monitor construction progress, safety, and quality assurance.
  • Review and approve subcontractor work, ensuring adherence to design specifications and high-performance standards, including Passive House principles where applicable.

Budget & Cost Management:

  • Manage project financials, including budgeting, forecasting, and monitoring expenses to ensure profitability.
  • Review and negotiate contractor and vendor bids and contracts.

Permitting & Regulatory Compliance:

  • Oversee the permitting process and ensure compliance with local building codes, zoning regulations, and energy efficiency requirements.

Qualifications:

  • Bachelor’s degree in Architecture, Construction Management, Engineering, or a related field; a Master’s degree is a plus.
  • 5+ years of project management experience in the construction or design-build industry, preferably with a focus on residential or small-scale commercial projects.
  • Demonstrated experience managing projects from inception to completion with a track record of delivering on time and within budget.
  • Strong knowledge of construction methods, materials, and best practices, with an emphasis on sustainable and high-performance building techniques.
  • Proficiency in project management software (e.g., MS Project, Procore, or similar).
  • Excellent communication, negotiation, and organizational skills.

Preferred Skills:

  • Experience with Passive House construction or other high-performance building standards.
  • Familiarity with design software (AutoCAD, Revit, or similar) is a plus.
  • Certification in Project Management (PMP) or Construction Management is desirable.
